We consider our business as a profession. The rigors of becoming a licensed appraiser have increased more than ever in the past. That's why it goes without question these days that real estate appraisal can unquestionably be considered a profession as opposed to a trade. In our field, as with any profession, we are bound by ethical considerations.

We have quite a few responsibilities as appraisers, but first and foremost we answer to our clients. Typically, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has contracted in order to maintain independence. Certain details relating to an assignment are to be shared with the appraiser's client. So, as a homeowner, if you want to review an appraisal report, you normally should request it via your lender and not the appraiser.

Other obligations include numerical accuracy depending on the assignment parameters, reaching and keeping a particular level of competency and education, and the appraiser must conduct him or herself as a professional. Here at Atled Enterprises, we take these ethical responsibilities very to heart.

Appraisers will frequently need to consider the interests of third parties, such as homeowners, sellers and buyers, or others. Normally the third parties are explicitly defined in the appraisal report. An appraiser's fiduciary role is restricted to those third parties who the appraiser is aware of, based on the scope of work or other written parameters of the assignment.

Appraisers also have standards outside of boundaries of clients and others. For example, appraisers must be able to produce their work files for at least five years - something else Atled Enterprises diligently adheres to.

While busy with an appraisal, we follow the highest ethical standards possible. Accepting orders where our fee is dependent on our value conclusion is never an option. In other words, we don't agree to do an appraisal report and collect payment on the contingency of the loan closing. There's a definite conflict of interest if an appraiser can report a greater value with the reward of getting paid more money! This isn't how we operate.

Finally, the Uniform Standards of Professional Appraisal Practice also states a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We diligently follow these rules to the letter which means you can be confident we are going above and beyond to get you an accurate home or property value.
